In order to maintain assessments of real estate property at or near market value, the assessors regularly compare property valuations with the selling prices of properties that have sold.  Assessed valuations are based on "full and fair cash value" as of the January 1st preceding each fiscal year.  This comparison is one important factor in determining the assessed value of a property.

The Town of Sterling's fiscal year runs from July 1 to June 30.  For example, Fiscal Year 2023 begins on July 1, 2022 and ends on June 30, 2023.  In order to determine the value of property on January 1, 2023 (for fiscal year 2023), we will examine all of the sales during the calendar year 2021.
